JM Plumbing, Heating & Cooling LLC is a licensed plumbing, heating and cooling contractor based in Wanaque, New Jersey, serving homeowners across Bergen and Passaic County.

Who we are

Three trades, one license, one point of accountability

Plumbing, heating and cooling overlap constantly. A boiler is a plumbing system that makes heat. A high-efficiency furnace needs a condensate drain. An indirect water heater is tied to the boiler. When those are split across separate contractors, the gaps between them are where problems live — and where the finger-pointing starts.

We handle all three. When something goes wrong afterward, there is exactly one company to call, and we do not get to blame anyone else.

We are based at 9 Eastside Ave, Wanaque, NJ 07465, which puts Ridgewood, Paramus, Saddle River, Mahwah and Ramsey within a short drive. That proximity is the whole point: on an emergency call, minutes are the thing that actually matters.

We have serviced Dunkin’ and Baskin-Robbins manufacturing plants and store locations for over 10 years. Commercial food service is unforgiving work — health inspections, refrigeration that cannot drift, grease loads that would destroy a residential drain line, and repairs that have to happen outside trading hours. A decade of it has made us very good at showing up fast and getting it right the first time.

Four things we do on every job

The diagnosis comes first

Nothing gets replaced before we know why it failed. It sounds obvious. It is also the single biggest difference between a repair that lasts and one that repeats.

The price is agreed up front

You approve the number before we start. Nothing gets added at the end, and if we find something unexpected we stop and talk to you rather than making the decision for you.

We tell you when to wait

If a system has life left in it, we will say so, even when replacing it would be the bigger invoice. Customers remember who told them the truth.

We show you the failed part

Every time. If a capacitor, a zone valve, or a thermocouple failed, you get to see it. Trust is easier to build with evidence than adjectives.

Licensing and insurance

New Jersey requires plumbing contractors to hold a state license and to display the license number. Ours is NJ Plumbing License #8706, and it appears in the footer of every page on this site. We carry general liability insurance and workers compensation coverage, and we will provide a certificate of insurance on request before work begins.

If a contractor cannot readily give you a license number and proof of insurance, that tells you something worth knowing before they are inside your house.

Permits and inspections

Water heater replacements, gas line work, boiler installations and repiping generally require a permit and a municipal inspection. We pull the permits and meet the inspector. Work done without a permit can create real problems when you sell the house, and unpermitted gas work is a safety issue rather than a paperwork issue.

Yes. We are a licensed and insured New Jersey plumbing and HVAC contractor, and our license number appears in the footer of every page as state law requires. We carry liability insurance and workers compensation, and we will provide a certificate of insurance on request.

Do you use subcontractors?

The plumbing, heating and cooling work is ours. On larger projects that involve other trades — electrical, masonry, restoration after water damage — we coordinate with licensed specialists and tell you clearly who is doing what.

Do you guarantee your work?

Yes. Workmanship is guaranteed, and installed equipment carries the manufacturer's warranty. Ask us for the specific terms on your job before work begins, and we will put them in writing.
